Million dollar babies for sale
Although all might not view it as progress, new luxury housing continues to spring up on the Lower East Side. At left, the newly constructed Coda at 110-114 Ridge St. offers 29 apartments including studios and one- and two-bedrooms with four penthouses. It also has a 1,000-square-foot retail space and three community facility spaces. The entire building is up for sale for $18.75 million. The property is ideal to maintain as a rental, with steady and growing cash flow, or to ultimately convert to condominium ownership in this supercharged market, informs a press release by brokers Eastern Consolidated.
At right, constructed in 2003, Gotham Court, a two-building, 32,946-square-foot complex at 152 Ludlow St. and 149-151 Essex St., is being offered for sale for $17,950,000. It includes 22 apartments and three retail spaces.
The buildings ground-floor and lower-floor commercial spaces are currently leased to Cakeshop, a coffee house/record shop with a live music venue in the basement lounge, White Furniture and the Laugh Lounge Comedy Club.
